How much does a renovation cost?
It depends on scope, finish level and the condition of what is already there — which is why we price from a real takeoff rather than a square-foot guess. After the walkthrough we produce a line-item estimate so you can see what each phase costs and adjust before committing.
Do you handle permits and drawings?
Yes. Measured as-built drawings, proposed floor plans, construction documents, permit applications and plan-review submissions are part of what we do. It is the first phase of the job, not an afterthought.
How do payments work?
A deposit is due on acceptance before work begins. The remainder is billed by progress draw as phases complete, with final payment at substantial completion. It is all stated in the agreement before you sign.
What happens if the scope changes mid-project?
Any change to scope, materials or quantities is authorized by a written change order signed by both parties, stating the price and any schedule impact. Verbal changes are not binding — that protects both of us.
What are allowances?
Where a budget includes an allowance for something you have not selected yet — tile, fixtures, countertops — amounts above that allowance are billed as an addition. Making selections early keeps the budget and the schedule predictable.
